Halifax Plantation Update | November 2026
The broader Ormond Beach market continues to show steady activity. Compared to my update from last month, closed sales and new pending sales increased, while active inventory and months of supply edged lower. The median sale price remained virtually unchanged at $405,000.
Homes are taking slightly longer to go under contract than last month’s update, but overall inventory remains relatively tight at 4.8 months of supply. Buyers are still active, though cash purchases continue to represent a smaller share of closed sales than last year.
Homeowner Takeaway
The market remains active, but buyers are still value-conscious. Sales are increasing while inventory remains relatively stable, creating opportunities for sellers. However, realistic pricing and strong presentation remain essential to attracting buyers and avoiding unnecessary time on the market.
Market Snapshot | 32174 (Ormond Beach) YTD Through September 2026
Compared to the previous update, both attached and unattached homes saw lower average list and sale prices. However, unattached homes sold considerably faster, with average days on market dropping from 139 to 114 days. Attached homes took longer to sell overall.
Price-per-square-foot trends diverged, declining for attached homes while increasing slightly for unattached homes, attributed to one specific attached home selling in October. Cash purchases also shifted, decreasing among attached homes while increasing for unattached homes.
Homeowner Takeaway
Buyers are still selective, but well-positioned homes are finding their buyers. Unattached homes are showing improved selling times, while attached homes face more pressure on pricing and marketing time. Accurate pricing from the start remains critical in both markets.
