Ormond Beach Market

The Ormond Beach market remains balanced as we move into the summer buying season. Compared to last month's update, buyer activity has strengthened, with pending sales and closed sales continuing to increase while inventory has remained relatively stable.

One encouraging trend is that homes are moving a little faster. The median time to contract decreased from 73 days to 62 days, while the median time to sell dropped from 105 days to 98 days. Although buyers continue to have more choices than they did a year ago, well-priced homes are attracting attention more quickly.

Home prices have remained relatively stable, with both the median and average sale prices showing only modest changes. This suggests the market is continuing to normalize rather than experiencing significant price swings.

The market continues to reward realistic pricing and strong presentation. Buyers are still taking a thoughtful approach, but homes that are priced competitively and show well are finding buyers. As we move through the summer, sellers who understand today's market conditions remain well positioned for a successful sale.

Halifax Plantation Phase 2 & 3 Neighborhood

Buyer activity remained steady through the second quarter, with both attached and unattached home sales increasing from the previous update. Attached homes sold more quickly, while unattached homes continued to command higher prices. Sellers tested higher asking prices, but buyers remained disciplined, with most homes selling below list price.

Financing also shifted, with conventional loans becoming more common for unattached homes while cash buyers continued to play a significant role.
